Frequently Asked Questions

Below are the frequently most asked questions regarding leasing from us:
Q: How old do I/we have to be to rent from you?
A: The head of the household must be at least eighteen (18) years old. All occupants eighteen years old or older must be named on the lease.
Q: Do you allow pets?
A: Yes, but not cats. We have had too much damage from cats and we fully enforce this policy. We charge no additional pet deposit. However, please understand that you are responsible for your pet and any damage to a property caused by your pet. Moreover, due to insurance restrictions, we do not allow Pit Bulls or Rottweilers.
Q: Can I sign a lease for less than one year?
A: No. One year is our minimum. What's more, after your first year, your lease will renew on a month-to-month basis without a rent increase. In fact, as long as you're are a tenant in compliance with the original terms of your lease, you will never have a rent increase no matter how long you live in the home.
Q: Do you pay the utilities?
A: No. Tenants pay their own utilities.
Q: Do I have to have great credit to rent from you?
A: No. We understand that not everyone has great credit. We're not as concerned about what "happened in the past" as we are what's "happening now." You must be employed (unless retired) and be able to verify your income (a paystub will usually do).
Q: When is my rent due?
A: Rent is due on the first of each month and considered late if not received by the 5th. A late charge will be incurred if not paid by the 5th.
Q: What if something breaks and needs repaired.....how long will it take?
A: We take great care of our properties. Most all repairs will be tended to within 24 hours.
Q: How much is the application fee?
A: $0. We are honored that you choose to lease from us and never charge an application fee.
Q: After I submit an application, how long until I know if I get the property?
A: Usually within 24 hours or less.
Q. Do you accept HUD subsidy?
A. Yes, in most cases, but not all.

Q. What if I do not have the full security deposit....Can I pay it off in installments?

A. No, the security deposit must be paid in full before the lease is signed.

Q. Can I put down a deposit and have you "hold" the house for me?

A. We will hold a house for two (2) weeks after you've been approved and a deposit has been paid. You must sign your lease and take possession within two weeks or your deposit will be forfeited.

Q. Do you allow roommates?

A. No we do not

Q. Is there a limit on how many people can live in the house?

A. Yes, we allow two people per bedroom. In other words, a three bedroom home can have no more than six total occupants.

Q. I want to see one of your houses.....what do I do?

A. Give us a call one hour in advance and we'll meet you there. We do not set appointments for a period longer than an hour.
