Our Philosophy:  "Our House, Your Home" is not just a fancy slogan--it's what guides and inspires us.  CBL Properties LLC believes that we should provide outstanding values to our customers.  We only purchase quality houses and, if necessary, we repair any deficiencies or sometimes totally renovate.  Our rents are reasonable.  We base our lease rates on the size of the property, number of beds/baths, the neighborhood and the value of the home. 
 
We believe our customers want a clean, well-maintained home....and that's all you'll find from us!  All of our houses will have air-conditioning, ceiling fans and washer/dryer hook-ups.  All of the appliances will be new or like new.  The paint will always be fresh and the carpets clean (if not new).  We take great pride in our properties and, as such, we require our tenants to do the same.  
 
Our Process:
 
When we purchase a house, we go through a methodical process to inspect and repair.  First, we send in our plumbers, who inspect every pipe, every drain and every gas line.  If the house needs all new plumbing....we do it, and do it right!  If the house has no washer/dryer hook-ups, our plumbers add them!  If the hot water heater seems to be toward the end of its useful life, we replace it!  We only use Hollabaugh Plumbing to do our work....who was recently voted as one of the Best of 2008 by Amarillo residents in the Amarillo Globe News 2008 poll.
 
Next we send in our electricians to ensure the house is wired properly and correct any problems.  We will always install extra outlets when needed, and we always install GFI's (Ground Fault Interrupter) in the kitchen and bathroom for an added measure of safety.  Whats more, we always place new ceiling fans in all rooms possible.  We only use AC/DC Electric as our electricians....one of Amarillo's most respected electrical contractors.
 
Next, our carpenters repair and texture walls, add closets, hang new doors and windows, lay tile and other flooring, add baseboard/trim and even replace a roof if needed.  We never take shortcuts and the CBL team demands perfection! 
 
Lastly, we paint the home and if needed, David's Carpet Connection installs quality carpet before we list the house for rent or sale.  We are committed to providing you with the best home we possibly can.  You will find no other residential leasing company who goes to this extreme to provide their tenants with a quality home!
 
We will never raise your rent!   If you rent from us, you will never have a rent increase.  Whether you're with us one year or ten years, we will never raise your rent above the original rent when your lease is signed.  After your first year your lease will go month-to-month.  There's no need to sign another because your rent will never increase!

Company history
CBL Properties LLC was formed in Amarillo, TX and buys, sells and rents affordable houses.  Most all the houses we rent are renovated or partially renovated. 
Would You Rather Own?
CBL Properties LLC also offers "Contract for Deed" home purchases.  With a Contract for Deed, you are actually purchasing your own home and making monthly mortgage payments.
 
For many families, obtaining a mortgage from a traditional lending institution can be out-of-reach.  Whether you've "bruised" your credit, lack sufficient credit history, or simply haven't been on the job long enough, banks can be inflexible lending you money. 
 
With a Contract for Deed purchase, CBL Properties LLC will finance for you.  This requires a down payment on the home (usually $2,000 - $4,000), and then a monthly mortgage payment (usually about the same as the rent, but often lower).  We will finance for up to 30 years.  There are no closing costs involved that you would have to pay to a traditional bank.  The good news is that you're buying the home.  Feel free to make improvements.....add on to the garage, or paint the walls whatever color you desire.  In most cases, the mortgage interest you pay is tax deductible for you (however,always consult your tax advisor).
